Master Key Systems in Livermore by Arroyo Key & Bolt
1You give the street and say what the opening is doing; the hardware on that street is usually already known.
2The van pulls out of the Arroyo Road yard, and a text names the technician and a thirty-minute window.
3The opening is made without damage wherever the mechanism allows, and the receipt carries the figure you were given.

A master system settles who can reach what. One key opens the property for whoever runs it, and each tenant, crew or department carries a key that opens what it should and nothing more. Livermore has a lot of property sitting right at the size where that starts paying for itself. A row of tilt-up shop units off Las Positas Road with a shared yard gate, individual roll-ups, man-doors, mezzanine offices and a common restroom. A storage yard out toward Greenville Road with two dozen padlocked bays. A building on First Street with flats above the shop, a rear stair and an alley door. A small rental property of eight or ten units with a laundry and a trash enclosure. What the job produces is a design, the pinning that realizes it, and a chart you can run for years without another visit.

The chart is where the value sits; the pinning is one afternoon. It starts with a walk round the property and a slow conversation about who genuinely needs to reach what, and the levels come out of that conversation: a top key for the owner or manager, sub-masters where a maintenance hand, a cleaner and a landscaper need different reach, and a change key on every tenant door. Underneath it all runs a restricted keyway, which is the part that stops a tenant key being copied at a kiosk for somebody who is not on the lease. Cylinders are pinned at the van, master pins stacked over change pins, then returned to their own doors and turned there with both keys before anything is called finished. Every key is stamped with its level and numbered in a log.

For yard and warehouse property there is a boundary to draw early. Padlocks, hasps, man-door cylinders, mezzanine office locks and roll-up cylinders all sit inside the system and can share a key structure like anything else. The lifting gear on a roll-up does not, because springs, drums and motors are a door company's trade. Owners tend to discover this the awkward way when a bay will not lift and they were expecting a locksmith to solve it. Knowing the line in advance means the right phone call the first time.

There is no list price for a system, and any published one would mislead you, because door count, keyway and whether you want a restricted profile move the total more than anything else in this trade. After the survey you get a written quote: cylinders counted door by door, keys counted level by level, and the design charged once. The $89 call is that survey and it comes off the job rather than sitting beside it. Approve the quote and it holds. When one tenant leaves later, that door alone is repinned at $25 to $42 and nobody else's key changes.

Tell us how many doors, how many tenants or units, and who has to reach what. Only an owner, a property manager or an association can commission a system, since every shared opening sits inside it. The survey is booked, and what comes back is a chart plus an itemized quote with a line for each door and each key. On installation day the van comes out of the Arroyo Road yard and a text gives you a technician name and a thirty-minute window. Every cylinder is proved in its own door with the change key and with the master, and keys are signed for one at a time against the log.

Power went out on our block in the afternoon and I discovered that in nineteen years I have never once come in the front. My house key was on a hook inside the garage, which is a great place for it. $149, said on the call, and $149 is what my card was charged. Twenty minutes. He opened the front deadbolt without leaving a mark, then cut me two keys at the van so this cannot happen again. He was straight that the opener itself was not his work and that I would want a garage-door company if it did not come back with the power. It did.

FAQ

Master Key Systems: quick answers

How long is it from the first visit to keys in our hands?+

On a property of a dozen doors the survey takes about an hour and the quote follows within a day or two. After you approve it, the wait is restricted cylinders arriving from the supplier, which is days rather than weeks. Pinning and fitting is one afternoon on most Livermore properties, with the handover the same day. First phone call to a stamped master in a manager's hand is usually under two weeks.

One unit turns over on Friday. Does the whole property get repinned?+

No, and not having to is the entire point of a system. That one cylinder is repinned to a new change key at $25 to $42, every other tenant keeps the key in their pocket, and the top-level key is untouched. The new number goes into the chart so the file still matches the property next year. If that tenant also held a padlock key for a shared bay, do both while somebody is already on site.

The maintenance hand who quit still holds a master for our units.+

Open the chart first, because it tells you exactly which openings that key reached and no others need touching. The change keys underneath normally stay as they are, which keeps both the bill and the number of tenants you have to notify small. A restricted profile means there are no kiosk copies to worry about, so you are chasing one key rather than an unknown number of them. The repin comes back as one figure worked out from the door count on the chart.

Can the roll-up doors on our units be part of the system?+

The cylinders and padlocks on them can, and usually should, so a caretaker is not carrying a separate ring for the yard. The lifting mechanism cannot, since that is not lock hardware. In practice each bay ends up with its man-door and its roll-up cylinder on the same tenant key, the yard gate on a sub-master, and the whole site on the owner key. Anything that goes wrong with springs or motors goes to a garage door company and never appears on our quote.

24/7 — nights, weekends & holidays

Say which of the three doors stopped you, hear the figure, and get inside

Livermore, Pleasanton, Dublin, San Ramon, Danville and Sunol, 24/7, holidays included. The garage and its service door, the slab between the garage and the kitchen, the front door you never open, a shop unit, a car or a safe: one figure comes back with the $89 visit and the hour counted inside it. And you do not get left standing in an open doorway, because the visit ends with a key or a code that works.
